Summer 2025 Real Estate Update

I wrote most of this update while vacationing with my family in Europe celebrating my 50th year on Earth, so pardon me for introducing some history into my usually practical updates. Ancient Greece is the inspiration for this piece. 


Back in high school English class, I read Homer’s Odyssey, an epic story from ancient Greek literature dating back to the 7th Century BC. Odyssey explores the heroic king of Ithaca, Odysseus, during his two decade saga fighting the Trojan war and his long journey trying to return home. Back as a student, I mostly remember how I perfected placing a hand on my forehead to cover my dozing eyes while the teacher droned on about the book. Even so, it is an entertaining story with incredible legends including the one-eyed Cyclops, the Trojan Horse, Zeus and Athena. 


Odyssey follows its characters on an epic journey with themes of wandering, testing and homecoming. Although my challenges have not been as serious as the Cyclops, my nearly two decades saga owning and operating Eagle Point reminds me of the many twists and turns and extraordinary experiences in the classic story. Accordingly, Odyssey Trail is a fitting name for the signature hiking and biking trail experience that we recently finished developing which connects most of the new communities we have built over the years. The Odyssey Trail traces through all of the terrain of the Monarch and Skyline lifts, with interesting features, games and parks along the way, all-the-while telling the stories of Eagle Point’s history. 


Here are some of the highlights of the Odyssey Trail.


Aspen Grace Park

My favorite stop on the Odyssey Trail is Aspen Grace Park, a park that was built in connection with the first phase of homesites for the gated community of Aspen Crest. The inspiration for the park was young Aspen Grace, the first baby born in the community during my ownership. Below is an excerpt from a sign we placed at the entrance to the park.


A park should be a sanctuary for exploration of body and mind. It is a domain for kids of all ages, a gathering place for many, and refuge for peaceful retreat. It fuses the outdoors, with human ingenuity, and hand-crafted creativity. 


Aspen Grace Park was born into existence with these elements in mind. And together we will watch as our community expands, youth grows and visions become realities. This park is a gift to you, and all of us who have chosen to make Eagle point part of our lives.

The park is already one of the community’s favorite hidden gems at Eagle Point. I worked with an artist and friend, Prescott McCarthy, to install the first art + play features including: Droplet and Treehouse in the park.

3D Animal Decoys Along the Trail

We added entertainment to the Odyssey Trail in the form of a scavenger hunt for 3D decoys of signature animals native to the Tushar Mountains including elk, rocky mountain goat, coyote, mountain lion, bear and eagle which are hidden in places along the trail. This inspiration came from the fun times I had with my wife and daughter hiking around Eagle Point during the Archery Festivals looking for the decoys set out for the event.

Relics of the Mt Holly Club

In the history of this ski area, the owner who preceded me during the frothy real estate market of the mid-2000s dreamed of building the Mt. Holly Club, a private ski and golf resort. The owner hired Jack Nicklaus to design a golf course at Eagle Point. Along the Odyssey Trail, there are some tall white posts which mark the tee or green locations on the proposed golf course. My team and I ultimately dropped a golf course from our master plan, but the relics remain on Odyssey Trail.

Beyond the 3D decoys and history stops, you are likely to see deer, elk, hawks, hummingbirds, porcupines and marmats along the way. Hiking or biking on the trail is a great (and free) compliment to the many other summer activities offered by the resort. I highly recommend you spend some time on Odyssey Trail during the remaining summer and fall months. 


Summer Operations and Events

Summers are so amazing up here. I love feeding the hummingbirds on my deck and listening to their distinctive buzz outside my window while enjoying my first cup of coffee of the day. Summer operations are in full swing. Last weekend we hosted Lifetime’s Crusher in the Tushars bike race, known as the toughest 69.9 miles on the planet. Many thanks to the organization, volunteers, riders and spectators for another successful event. 


There is still some lodging available this upcoming weekend before another sold out weekend for the Tushars Mountain Runs by Aravaipa Running July 25-26. Finally, we are really excited to add a music series to our summer event line-up with a double-header concert, Peaks and Pines Music in the Mountains, on Saturday, August 9. We intend to make family-friendly concerts recurring events for summer operations.

REAL ESTATE UPDATE

Detailed below is a second quarter 2025 update of real estate activity in our community. 


We welcome another new family to the community with the sale of Slopeside Lot 2, keeping up the consistent pace of cash purchases of ski-in/ski-out lots. The Slopeside subdivision is now sold out. Several new custom homes are nearing completion adding to the gorgeous viewscape of ski-run-lined homes that has become a signature look of the ski area. There are only 9 available ski-in/ski-out lots in the entire ski area so if you have been looking, please come back with your significant other for a final decision of the property that suits you best. You don’t want someone else to beat you to it (which happens all too often). 


The market for condos remains soft with the only sales this quarter coming from original pre-sales of the new Polestar project which delivered the final units in the second building. Persistently high interest rates continue to hold off condo buyers. I expect the second half of 2025 to see improvements in the condo market as rates come down and the tariff headwinds get sorted out. There are a small handful of good opportunities in the condo market so please reach out if you are interested.

Aspen Crest Premier Phase II

There are five remaining lots in Aspen Crest Premier Phase II, the resort’s premier ski-in/ski-out location. These lots extend the iconic viewscape of homes that currently line the Glacier Glade ski run and will have great access to the future Town Square. Prices range from $400,000 to $700,000. With the release of this letter, I have just reduced the prices of Lot 2 to $400,000 and Lot 1 to $450,000 to stay competitive with buyers in the budget range of +/- $400,000 for a ski-in/ski-out lot.
