Fall 2025 Real Estate Update

I looked back at history in my last update, so this time let’s look forward to the future, which is exciting for the resort and community of Eagle Point. We have arrived at another important inflection point with the initial real estate expansion phase under my ownership nearing completion. With great effort over many years, we have developed a foundational base of lots, houses and condos and fostered the growth of a new community of people who chose Eagle Point as their second home. 


The successful rollout of new lodging capacity and the value that my team and I have created in the surrounding land has us ready to focus on a new phase of resort improvements designed to attract more guests to Eagle Point. Importantly, we have reached the point where the land itself — especially ski-in/ski-out land — pays for the improvements. Here is a preview of three projects that have moved from the idea phase into planning and execution. 


Nordic Spa 

Most of you who have visited Eagle Point would probably agree that the ski experience is excellent, but the non-ski amenities are lacking. That’s true. In fact, it was a big deal when we installed a fitness center earlier this year at Canyonside Lodge. Our guests have made it clear that fitness and wellness are core values of their active lifestyles, which is why the next major amenity in our sights is a Nordic Spa. The vision for our spa is an indoor and outdoor facility featuring hot tubs, saunas, a cold plunge, massage rooms, and a gathering deck. This therapeutic amenity promotes wellness, while offering a place of community for our guests and owners. 


We hired a pool engineering firm and started identifying consulting partners for this project. The concept includes detached lodging units around the spa which will appeal to private group takeovers during weddings, race events, and Eagle Point’s unique Reserve the Mountain experience. Unlike developing ski-in/ski-out communities, I have no experience in spa and pool development, so there is a learning curve that my team and I are climbing. Here is a link to a comparable spa at Mt Bohemia in Northern Michigan that would be a good fit for our mountain.


Town Square 

The future center of the entire resort area will be Town Square, a mixed-use development located along the north side of Highway 153 just east of the skiers’ tunnel. Understanding the importance of the Town Square location is made easier by reviewing the resort area map below.

The Town Square development area will be a ski-in/ski-out hub of the resort and community which will include a hotel, energy & gas station, rental shop, skating rink, mixed retail shops, and select real estate ownership opportunities. The highly-anticipated connector lift, which will make Town Square ski-in/ski-out, will be the first component in this multi-year, multi-phase project. We have partnered on this project with the same engineering firm helping us with the spa. As has been our consistent strategy, sales of ski-in/ski-out lots will drive the pace and funding for the Town Square rollout. 


Leaf Holdings Opportunity

With only 3 of the 47 ski-in/ski-out lots still available, we will soon release a new ski-in/ski-out community in the nicest location at Eagle Point. Details of the new subdivision will be included in the next update after we go through the preliminary plat process with Beaver County. For now, I will say that I am opening my real estate development platform to a small number (maximum 6) of outside investors for coinvestment in this new development project called Leaf Holdings. REAL ESTATE UPDATE

Detailed below is a third quarter 2025 update of real estate activity in our community. 

Sales of ski-in/ski-out lots continue to accelerate into the final quarter of 2025 with 3 more transactions and a 4th under contract to close in November. Once again, cash buyers are driving ski-in/ski-out lot sales at Eagle Point.

Aspen Crest Premier Phase II

There are three remaining lots in Aspen Crest Premier Phase II, the resort’s premier ski-in/ski-out location. These lots extend the iconic viewscape of homes that currently line the Glacier Glade ski run and will have great access to the future Town Square. Prices range from $450,000 to $700,000. 


Aspen Crest Premier Phase II Lot 1 -- 0.50 acre lot.  Listing price:  $450,000. 


Aspen Crest Premier Phase II Lot 7 -- 0.63 acre lot.  Listing price:  $650,000.

This condo is currently under construction and will be delivered in November 2025. If you act fast, you can still customize your finishes. Listing price:  $395,000.

Aspen Crest Lot 13 -- This 0.67 acre ski-in/ski-out lot is in the coveted Aspen Crest subdivision. Listing price: $350,000.

NEW LISTING Triangle Lot -- The Triangle Lot is a new 0.5 acre lot at Eagle Point Resort created by a minor division from a larger parcel. I created this lot to be the best value among all West Village lot listings.
